How much do four season glass sunrooms cost?

 

Enclosing an existing porch with glass windows generally ranges in cost from $12k - $60k +

Glass room additions (adding a room from scratch) can vary much more broadly but in general, will be approx 3x-5x the cost of enclosing an existing room

 

Every room we install is a custom project and requires an on-site design consultation to estimate accurately

What are four season glass sunrooms made out of?

 

Glass enclosures consist of two main components:

Thermally broken, structural, powder coated aluminum framework

&

Fully insulated glass windows and doors

Porch Conversion also offers additional options that can be added to your sunroom project, including:

Do I need a permit?

 

Yes.

 

Glass enclosures require a general building and electrical permit, as per local county building codes

As a licensed General Contractor, Porch Conversion will pull all necessary permits for your project with us, as well as schedule and complete all county inspections throughout the project install

How long does an install take to complete?

 

While your individual Designer and Superintendent will estimate a project timeline specific to your project, most glass enclosures are completed within 2 - 4 weeks (depending on county inspections, weather, suppliers, etc)

Glass room additions (adding a roof instead of enclosing an existing porch) timeframes are project dependent and require an on-site visit to estimate

What is the current lead time to start a new project?

 

Porch Conversion averages approx 300 sunroom installations per year and generally operates on a 3-4 month lead time for most 4 season glass enclosure projects

Note: Lead times are estimated and subject to change without notice

Yes!

With over a decade of service to the Wilmington, Leland, and surrounding areas, Porch Conversion has been able to assemble a team of full service installation crews for your project

The ability for our crews to specialize in sunroom installations has allowed us to be able to maintain the quality of our Award Winning sunrooms for more than 13 years

Congratulations!

Our Porch Conversion Installation crew will typically arrive on site between 8am - 11am (depending on specific project requirements) for the first day of Install

 

The team will remove any unnecessary existing framework/windows from your porch and replace with new, custom, powder-coated, thermally-broken, aluminum framework .

The first step of which will be to install framework around the perimeter of the room (top, bottom, sides) 

This "Track" will serve as the anchor points for the framework of the room

The first Inspection Request (Track) is called in to the county by our Production Coordinator

What is a Track Inspection?

A "Track" Inspection is the stage of a construction project when the initial new framework that is connected to the existing structure is inspected for proper installation by the county Building Department

Inspections are typically completed within 1 - 3 business days of request, depending on County schedule

After the track is inspected and Passed, our Porch Conversion Installation Crew will complete the framework of the room by installing the structural posts into the new track.

These posts will form the openings for the windows and doors of the room

After the openings are framed out, your custom glass windows can be installed.

Each window is custom made and arrives ready to install

Once the installation of the windows begins, your project is added to the Electrician's Schedule

Our Electrician will contact you directly to schedule the electrical install for the room

Our Electrician will begin to wire your new room to the specific electrical code required by your individual county/town

The 2nd Inspection (Electrical Rough In) is called in to the county by our Production Coordinator

What is an Electrical Rough In Inspection?

An Electrical "Rough-in" Inspection is the stage of a construction project when the county Building Department verifies that the electrical lines that are brought in are run safely and correctly

 

Light switches, outlets, lights, and other devices are not yet attached at this stage and final connections are not made until other stages of the project are completed.

Inspections are typically completed within 1 - 3 business days of request, depending on County schedule

After passing the Electrical Rough In Inspection, our Electrician will return to complete his work by installing light fixtures, installing electrical outlets and switches, cover plates, etc

Our Electrician will contact you directly to schedule the Trim Out

The 3rd Inspection Request (Final) is called in to the county by our Production Coordinator

What is a Final Inspection?

A "Final" Inspection is the last stage of a construction project when the county Building Department confirms that everything has been completed in accordance with the county building codes and procedures 

 

Once confirmed, the building is ready for its intended use and a Certificate of Occupancy is issued by the county to the homeowner

Inspections are typically completed within 1 - 3 business days of request, depending on County schedule
